The Village of Westmont Planning and Zoning Commission will hold its regular meeting on Wednesday, January 9, 2008 at 7:00 P.M., at the Westmont Village Hall, 31 West Quincy Street, Westmont, Illinois 60559.

(5) Approval of Minutes of the December 12, 2007 Planning and Zoning Hearing

Old Business

PZ 07-023 Louis C. Quaglia regarding the property located at 214 Willard Place, Westmont, IL 60559 for the following:

(A) Zoning Code Variance Request to permit lot coverage greater than the 40% maximum allowed in the R-3 Single Family Detached Residence District. A previously approved variance requires that lot coverage is not to exceed 43.7% and the as-built lot coverage approximates 46.8%.

New Business

PZ 08-001 Arnold Berg regarding the property located at 418 North Washington Street, Westmont, IL 60559 for the following:

(A) Zoning Code Variance Request to permit the construction of a covered front porch and addition which will encroach into the required front yard setback. The proposed front yard setback is approximately 25’. Code requires a front yard setback of 35’ in the R-3 Single Family Detached Residence District.


PZ 08-001 Mary Anne Radavic and Terry Petersen of Champion Windows of Chicago regarding the property located at 211 East Dallas Street, Westmont, IL 60559 for the following:

(A) Zoning Code Variance Request to permit lot coverage greater than the 40% maximum allowed in the R-3 Single Family Detached Residence District for the purpose of constructing a sunroom. Current lot coverage is approximately 48.1% and approximately 49.5% is proposed.
