The Village of Westmont Planning and Zoning Commission will hold its regular meeting on Wednesday, November 14, 2007 at 6:30 P.M., at the Westmont Village Hall, 31 West Quincy Street, Westmont, Illinois 60559.

PZ 07-030 Jason Hancock regarding the property located at 4104 North Adams, Westmont, IL 60559 for the following:
(A) Pre-Annexation Request to incorporate the subject lot into the Village of Westmont.
(B) Map Amendment Request to Rezone from R-1 Single Family Detached Residence District to R-3 Single Family Detached Residence District.
PZ 07-031 Artemio and Rosa M. Perez regarding the property located at 4100 North Adams, Westmont, IL 60559 for the following:
(A) Pre-Annexation Request to incorporate the subject lot into the Village of Westmont.
(B) Map Amendment Request to Rezone from R-1 Single Family Detached Residence District to R-3 Single Family Detached Residence District.
PZ 07-032 Drae and Lurana Namaste-Rose regarding the property located at 15 North Lincoln Street, Westmont, IL 60559 for the following:
(A) Zoning Code Variance Request to permit the construction of a covered porch which will encroach into the required front yard setback. The proposed front yard setback is approximately 18.1’. Code requires a front yard setback of 35’.
(B) Zoning Code Variance Request to permit the construction of an addition which will encroach into the required side yard setback. The proposed side yard setback is approximately 4.16’. Code requires a side yard setback of 6’.
PZ 07-033 Steven R. Gregory of James McNaughton- Fairfield IX, LLC regarding the property located at 804 Megan Court, Westmont, IL 60559 for the following:
(A) Zoning Code Variance Request to permit lot coverage greater than the 40% maximum allowed in the R-3 Single Family Detached Residence District. The as-built lot coverage approximates 43%.
PZ 07-034 Steven R. Gregory of James McNaughton- Fairfield IX, LLC regarding the property located at 816 Megan Court, Westmont, IL 60559 for the following:
(A) Zoning Code Variance Request to permit lot coverage greater than the 40% maximum allowed in the R-3 Single Family Detached Residence District. The proposed coverage approximates 45%
