Old Business

PZ 07-012 Joseph P. and Susan A. Tee regarding the property located at 135 South Oak Street, Westmont, Illinois, 60559 for the following:

(A) Preliminary Plat of Subdivision Request to subdivide one (1) lot into three (3).

(B) Land Development Code Variance Request to reduce the required lot depth from 125â to approximately 117.18â for Lot 1 and 100â for Lots 2 and 3.

New Business

PZ 07-013 Clint Mellon regarding the property located at 6523 South Richmond Avenue, Willowbrook, Illinois, 60527 for the following:

(A) Annexation Request to incorporate the subject lot into the Village of Westmont.

(B) Map Amendment Request to Rezone from R-1 Single Family Detached Residence District to R-1A Single Family Detached Residence District.

PZ 07-014 Rusty Sproat regarding the property located at 508 North Cass, Westmont, Illinois, 60559 for the following:

(A) Zoning Code Variance Request to permit the construction of a detached garage exceeding 576 square feet in the R-4 General Residence District. The proposed garage is approximately 3,600 square feet.

(B) Zoning Code Variance Request to permit the construction of an additional accessory structure in the R-4 General Residence District.

(C) Zoning Code Variance Request to reduce the required side yard setback from 12â to zero feet.


PZ 07-015 Bob Crane of Crane Builders, Inc. regarding the property located at 307-325 West 63rd Street and the adjacent 16.5â wide vacated road for the following:

(A) Preliminary Plat of Subdivision to consolidate ten (10) lots into one (1).

(B) Map Amendment Request to Rezone from R-3 Single Family Detached Residence District to R-4 General Residence District.

(C) Rezoning of the subject properties as a Planned Development Overlay District in the underlying R-4 General Residence District with the following exceptions from the Zoning Code:

1. Exception to reduce the required supplemental front yard setback. Code requires 30â and approximately 15â is proposed.

2. Exception to permit the construction of a townhome development with density greater than permitted in the R-4 General Residence Zoning District. Code requires a minimum lot area of 125,600 square feet and 104,717 square feet is proposed.

3. Exception to reduce the required Supplemental Rear Yard Setback. Code requires 40â and approximately 18â is proposed.

(D) Land Development Code Variance Request to permit construction of a non-conforming private street.

(E) Site and Landscaping Plan approval to develop a 36 unit townhome project in two phases.

PZ 07-016 Yana and Valentin Georgiev regarding a Westmont Zoning Code text amendment as follows:

(A) Amend Article IV of the Westmont Zoning Code, Appendix A, Section 4.02(E) to allow summer kitchens in the rear yard setback provided that they do not exceed 144 square feet in area.

PZ 07-017 Village of Westmont regarding a Westmont Zoning Code text amendment as follows:

(A) Amend Article VI of the Westmont Zoning Code, Appendix A, Section 6.04(F)(1)(a) to allow staff to administratively review and waive front yard setback variance requests for legal non-conforming structures pertaining to second story additions in cases where the building footprint will not change.

PZ 07-018 Village of Westmont regarding a Westmont Zoning Code text amendment as follows:

(A) Amend Article VII of the Westmont Land Development Code, Appendix B, Section 7.02 to define flag lots.

(B) Amend Article IV of the Westmont Land Development Code, Appendix B, Section 4.04(b)(1) to prohibit flag lots.
